The potential site is the former Brookhaven Theater. It’s a 30-acre tract of land near the Long Island Expressway.
The study supposes the casino would cover approximately 160,000 square feet. The facility would offer video lottery terminals.
The Medford study comes in concert with a broader study of gambling expansion in the entire state. The New York State Gaming Commission initiated that study last week.
Among other things, the state’s study will examine the very subject of allowing casinos in other parts of the state like Medford. While the Suffolk OTB study may be redundant in some ways, the laser focus on the particular business model and location makes it unique.
On top of whatever obstacles the study may uncover, local support for such a facility appears to be minimal. That’s what put the brakes on the project three years ago.Local opposition to Suffolk already killed the project once
In 2016 a civic group called the Medford Civic Association was able to effectively squash any real movement toward renovating the Brookhaven for a casino. That same group has pledged to repeat its past success.

Until 2023, only the four upstate casinos may offer any types of gambling apart from horse racing and the lottery. While other companies do currently legally offer daily fantasy sports, that’s the subject of an ongoing lawsuit that Rivers Casino has joined.
In 2023, the “legal monopoly” that the four upstate casinos currently enjoy on things like slots and retail sportsbooks expires. At that point, the state will be able to award similar licenses to operators anywhere in the state.

Delaware North has denied all the allegations and petitioned a state court to dismiss the lawsuit. The court hasn’t scheduled a hearing on the matter yet.

The hotel was formerly known as the Islandia Marriott Long Island, but was bought last year by Buffalo-based Delaware North, who was working under contract with Suffolk Off-track Betting Corp. The Suffolk OTB joined forces with Delaware North over the past year in an attempt to erect the facility. What to Expect From Jake’s 58
Officials expect the casino to generate about $164.25 million each year, which would help cover their $15 million in debt, while also creating jobs and saving already existing jobs. This led to promises made by Delaware North to pay $47 million over the span of 20 years to Islandia Village. Village officials could use the payments to cut property taxes and increase spending.
With only 265 video lottery terminals opening on Monday, Kilroy referred to Monday’s opening as a “soft launch.” Over the next month players should expect to see up to 34 additional machines added. The name Jake’s 58 derives from the owner of Delaware North, Jeremy Jacob, who has already hired 336 staffers. Local residents have filed suit to have the mini-casino closed, arguing that casinos are not allowed by the Village of Islandia code. Despite local civic associations still awaiting a pending lawsuit that intends to block the casino, president and general manager, Chuck Kilroy, insists that they will be “a good neighbor.” The Mayor of Islandia, Allan Dorman, even said that members of the community should expect “minimal impact,” as the hotel-casino will not be hosting Vegas-style shows. This is not the first time that Suffolk OTB has faced opposition when planning to build the mini-casino.
